Give your property a clearer story.

Present the facts buyers need, prepare for visits and compare offers with less back-and-forth.

Build a listing buyers can understand

Gather the property’s location, stated area basis, layout, condition, availability and inclusions. Use recent photographs that show the actual spaces, including practical details such as access and shared areas.

Separate confirmed facts from information awaiting a check. Keep personal identifiers, signatures and sensitive ownership documents out of public photographs and descriptions. Share transaction documents through an appropriate private review process.

  • Use a consistent area basis and clear room descriptions.
  • Check photographs for private information before publishing.
  • State known limitations and availability accurately.

Make the asking position easy to discuss

When reviewing comparable listings, keep locality, building type, size basis and condition in view. An asking price is a seller’s position; it does not establish the price at which a transaction closed.

Prepare a brief visit pack with the layout, inclusions and answers to common questions. Keep it consistent with the public listing, and update both when something material changes.

  • Date your comparable-listing notes.
  • Clarify whether parking, furnishings or other items are included.
  • Offer clear visit windows and a reliable contact route.

Compare the whole offer

A headline amount is only one part of an offer. Record the proposed timing, conditions, included items and dependencies so you can understand the practical differences between buyers.

Keep a written record of agreed changes and the next step. Ask your transaction advisers to review the relevant documents and obligations before you make a binding commitment.

  • Use the same offer summary for each serious discussion.
  • Confirm who will do what, and by when.
  • Update the listing promptly when availability changes.
